Parking lot repair vs. restriping: which one does your lot need?

Start with what has failed, not a package of services. Restriping restores markings; repair addresses damaged pavement. A faded line does not justify replacing asphalt. A pothole does not become safe because the stalls look fresh. Some lots need both, but sealcoating is not an automatic extra. These checks help you describe the problem before requesting a firm quote.

Four checks before you choose the work

Walk the lot when it is safe. Note damaged areas and take photos, including recurring puddles after rain. These are screening clues, not a diagnosis from a photograph. Surface appearance alone cannot establish the condition of the base.

Are the lines the only problem?

What markings can address: Faded lines on otherwise sound pavement may need only cleaning and restriping. Gray asphalt alone does not mean sealcoating is necessary.

When to assess pavement: Loose stones or missing pavement need closer assessment. Shiny patches can indicate excess binder, not the same condition as aggregate loss.

What do the cracks look like?

What markings can address: Isolated cracks may be suitable for crack treatment before painting. Width alone cannot tell you whether filling or sealing is appropriate.

When to assess pavement: Interconnected, alligator-like cracks can indicate fatigue damage. They need investigation; paint cannot restore structural capacity. The cause determines whether base repairs are necessary.

Does water collect in the same places?

What markings can address: Restriping changes markings, not drainage. Do not use paint wear or a fixed 24-hour rule to judge drainage.

When to assess pavement: Persistent ponding or growing depressions warrant assessment. Water entering cracks can weaken underlying layers, but ponding alone does not prove base failure.

Is pavement missing or settling?

What markings can address: Paint can clarify stalls, arrows and an approved layout. It cannot level a low spot or fill a pothole.

When to assess pavement: Potholes, broken edges and sunken areas need more than paint. The defect may involve the pavement layer, its support or both.

Planning costs in Houston

Our ballpark uses per-stall planning inputs, then widens and rounds the range for uncertainty. The inputs are $5 to $9 for restriping, $18 to $35 for sealcoating, $6 to $15 for crack fill, and $3 to $8 for ADA markings and signage. A 100-stall restriping selection produces a ballpark of $450 to $1,050. That is a ballpark, not a price. Quantities, surface condition and the actual scope determine the firm quote.

Asphalt and concrete repairs do not have a per-stall ballpark in our tool. Damaged area, depth, drainage and underlying support affect the work needed. Stall count alone cannot price those defects. There is no reliable rule that every repair costs more than a full surface refresh.

Select Asphalt repair or Concrete repair in your quote request. Repairs alone lead to a firm quote request without a ballpark. If you also select restriping, the displayed range excludes repair work. Your firm quote follows within 1 business day. Include photos if available; any condition needing further assessment should be identified rather than guessed.

When the answer is both

Assess drainage and pavement defects first. Complete necessary repairs and suitable crack treatment before the final markings. Add sealcoating only when the surface is suitable and it serves a maintenance need. It is not required before every restripe. Follow material-specific preparation, compatibility and curing instructions; newly repaired asphalt may need time before sealing.

Paint last on a clean, ready surface. This order reduces avoidable rework; it does not promise a fixed lifespan. Drainage, traffic, materials and workmanship all matter. If structural repairs are needed, do not approve a cosmetic refresh as their substitute. If only markings have faded, ask why any additional service is necessary.

Keep inspection notes and photos with your property records. Record when a defect appeared and whether it is changing. Inspection supports better decisions, but cannot guarantee that pavement will never need repairs.
