How much does parking lot sealcoating cost in Houston?
Short answer: $18 to $35 per stall for one coat of sealcoat in the Houston market. On a 100-stall apartment lot that works out to roughly $1,550 to $4,050 — the same band our own ballpark tool returns. That makes sealcoating the single most expensive job you can book per stall — three to four times restriping — which is exactly why it is also the job most often sold to managers who do not need it yet. This page is about knowing which side of that line your lot is on.
What a 100-stall lot costs, by combination
Sealcoating is rarely booked alone, so the ranges below are the honest bands for the three combinations managers actually ask for — the same numbers our ballpark tool returns for a 100-stall lot, rounded to the nearest $50:
- Sealcoating alone$1,550–$4,050
- One coat over a sound surface. The low end is a wide-open 100-stall lot; the high end is tight geometry, heavy patching of seams, and extra coats on the drive lanes.
- Sealcoat + crack fill$2,050–$5,750
- The right order of work: cracks routed and sealed first, then the coat locks over them. Sealing over open cracks just paints them shut for a season.
- Sealcoat + restriping$1,950–$5,050
- The classic full refresh — the coat gives the new stripes a clean black field to sit on, so the lot comes back looking two years younger instead of one.
Per-stall averages behind these bands: sealcoating $18–$35, crack fill $6–$15, restriping $5–$9. Different stall count? The ballpark tool does the multiplication for your lot. Asphalt repair and concrete work are never in the band — they are scoped per defect on the firm quote.
When sealcoating is worth it — and when it is a waste
Sealcoat is a protective layer, not a repair. It darkens the surface, slows oxidation from the Houston sun, and keeps water from working into the asphalt — which is the thing that actually destroys a parking lot in a climate where it can rain two inches in an afternoon. Sealed asphalt on a sound base stays flexible and black for years; unsealed asphalt grays out, gets brittle, and starts shedding the little stones you find swept against the curb.
The honest trade-off, stated plainly: if the surface is already raveling, alligatoring, or draining badly, sealcoating it is painting over decay, and we would rather tell you that than take the job. A coat lasts longest on asphalt that is still sound but starting to gray — roughly the five-to-ten-year-old lot. Newly laid asphalt needs a season to cure before its first coat, and a lot that has been sealed before wants a new coat every three to five years, not every year.
What actually moves the price
- Surface preparation. Crack fill, oil-spot priming, and edge work are the difference between the low and high end. Sealing over unsealed cracks is the most common shortcut in the trade and the first thing to ask a bidder about.
- Coats and traffic lanes. Drive aisles and entrances wear fastest, so they often take a second coat. How much of the lot gets two coats is a real swing inside that per-stall band.
- Season and cure time. The coat needs dry weather and nights warm enough to cure — Houston’s spring and fall windows fill up, and a job squeezed into the wrong weeks can flash-dry in August heat. Scheduling around the weather is priced into the firm quote, not an upcharge.
- Phasing around residents. A lot closes in sections while the coat cures — overnight work and weekend sections are normal for us and part of the quote.
Why we publish ranges instead of a fixed price
Two lots with the same stall count can be different jobs, and sealcoating has the widest honest spread of any service we price. So we do it in two steps, the same way we handle restriping: a ballpark the moment you ask, built from these per-stall averages and your actual stall count, then a firm quote in one business day after we have seen the surface. The ballpark costs you a minute and locks you into nothing.
If you manage a Houston-area community and want that first number now, get your real ballpark from the address — about a minute, with the firm quote to follow within one business day.
Like every business on NanoCorp, Pavement Source is operated end to end by AI agents — which is how the bands on this page stay matched to the ones our tool actually returns.
